What do I need to do before selling?

When it comes to selling your home you need an Energy Performance Certificate, they’re usually valid for up to 10 years and you can check if you’ve still got one via the government register. If not, we can arrange an assessment to be completed at a cost of £55. It is a legal requirement before you can sell.

Who would I be dealing with?

Once you’ve joined one of our packages you’ll be assigned a property expert, they’ll be your assigned account manager and you’ll be given their mobile number for questions or queries 7 days a week.

How does the Basic package work?

We believe no one knows your home better than you, so we’ll do all the boring stuff like put up a for sale sign, create a brochure, take professional pictures, and market your home to online portals while you can arrange the viewings when they best suit you.

Why's this service more affordable than others?

What if I want Birchwood Estates to manage everything?

We understand everyone is working to different schedules, so we offer the premium package where we’ll manage everything from the basics to unlimited accompanied viewings till your home is sold.

How quickly can I get on the market?

We pride ourselves on effective productivity, we can have your home on the market within 24 hours of picturing your home, before arranging viewings and the fun part: getting offers!

How does everything work with COVID-19?

We value the health and safety of all of our clients, we arrange online contracts to avoid in-person contact, we’ll be taking measures on all viewings to avoid overlapping and make sure anyone who enters your home is appropriately covered and sanitized!

How does the referral programme work?

As a thank you for sharing what we do with your friends and family we’ll give you £50 if someone you referred sells their home with us. The payment will be made if you’ve completed the referral form before they contacted us and once the property is sold with contracts exchanged.

Who are you regulated by?

We stick by a strict code of conduct presented by the Property Redress Scheme, making sure we deliver on promises and providing the best possible customer experience.

What's the complaint process?

On the unfortunate event that something does go wrong, you can e-mail, write or call us and we’ll aim to resolve your matter within 48 hours.

How can I pay for the service?

We accept a wide range of payment methods, with our packages your solicitor will usually pay our fees once you’ve received the funds after the sale goes through.

What if I want to pay after the home is sold?

We can appreciate not everyone can fork out £100s upfront for a service, so we only offer payment once you sell packages.

What if I sell with my own lead?

If you’re under a contract with us and you find your own lead during our contract, you’d only need to pay 50% of your package cost, we charge you this as we’ve simply completed a degree of work on the marketing such as photography, website listings, and viewings.

How will my home be marketed and presented?

We use professional equipment such as DSLR cameras and HD Aerial drones to capture the beauty and features of your home, we professionally scale the pictures to make sure they’re presented well infront of the 1,000s of buyers who’ll be looking online.

Which platforms will my property be marketed on?

We’ll have your home in front of a number of popular property portals within 24 hours of photography being completed. On top of that, we use targetted social media and Google adverts to reach 1000s of buyers across the web.

Is a video tour really worth it?

We have buyers contact us from all over the UK, with the current pandemic it’s the safest and easiest way we can generate interest for potential buyers without them needing to come for a visit. The process also helps narrow down viewings for serious buyers.

How many buyers will see my home?

Within a week we can get you in front of 5,000 buyers through our popular portals, this can vary depending on the property, price, and other factors.

What documents do I need to give?

We require proof of ID, proof of address, proof of ownership as well as a signed contract before we can proceed with the marketing of your home.

What are your codes of conduct?

We’re part of the Property Redress Scheme and follow all their codes of conduct, we aim to provide an excellent and safe customer experience and follow these practices to make sure we’re within the remit of the law.

How is my money protected?

All deposits processed by using an instantly deposited through a government-approved and regulated funds deposit scheme.

How are you regulated?
